An Environmental Screening is the equivalent of a phase I environmental desk study ideally suited to investment acquisitions and providing initial investigations into contamination for redevelopment purposes.

The Environmental Screening is used extensively by the financial services sector for portfolio acquisitions and is the professional service of choice by major property owning institutions. It is also ideal for the acquisition of finance from lenders.

Available for any property in the UK, the phase I desktop study (Environmental Screening) includes

  • A detailed review of historical Ordnance Survey maps (with extracts provided)
  • An outline of the underlying geology.
  • An assessment of the potential impact from mining and other ground stability issues.
  • An assessment of the vulnerability of surface and groundwater resources
  • An assessment of ground gas susceptibility.
  • The proximity of current licensed waste management facilities.
  • A site inspection with photographic record.
  • A review of environmental data relating to the site originating from numerous sources including the Environment Agency, the Coal Authority, British Geological Survey, Natural Environment Research Council, English Nature, Radiation Protection Division of the Health Protection Agency and the relevant Local Authority.
  • Enquiries as required to the local authorities for planning, environmental health, building control and petroleum licensing information.
  • A preliminary conceptual site model (if required).
